Four Ways to Put Your Equity to Work

1. Buy a home that suits you better.
Move closer to family, reduce maintenance, eliminate stairs, gain space or choose a location that better fits your life today.

2. Complete a 1031 tax-deferred exchange.
If the property qualifies, you may be able to exchange it for another investment property and defer eligible capital-gains taxes. Strict rules and deadlines apply, so speak with a qualified tax professional and exchange intermediary before selling.

3. Sell and reinvest the proceeds elsewhere.
Your equity may produce better income, diversification or flexibility outside the property. Compare the risks, taxes, costs and expected return before acting.

4. Keep the property.
Keeping it can make sense when the income, appreciation potential and ownership burden support a clear plan. “I don’t want to deal with it” is not a plan.
